Please note that a valid
credit/debit card is required to secure your booking even if you are paying cash,
due to bank charges there is a charge of 3% made on all credit cards, no charge
for debit cards. 2 night minimum at weekends and 3 nights minimum at bank holidays.
Terms & Conditions of Booking
How to reserve a room:
On receipt of a valid
credit or debit card number we will confirm your stay. We require start/expiry
dates, 3 digit security number (last 3 on signature strip) and the postal code
and house number relating to the card. For Bookings made more than 8 days in advance
of arrival a deposit equal to first night will be taken from your credit/debit
card at the time of booking with the balance payable on departure. Payment in
full will be required if the booking is made within 7 days of arrival. We will
send you an email confirming the booking and letting you know what the outstanding
balance is.
Cancellation policy:
Once you have booked
your stay, our agreement is a legal contract. If you need to cancel please contact
us immediately. For cancellations with more than 14 days notice from the arrival
date, there will be a £25 administration charge. For cancellations made
after this time or if you leave early for any reason, if we fail to relet the
room you will be liable for the total amount of the stay , or by failing to take
up the booking without cancelling you will be liable for the total amount of the
stay. For this reason you may wish to take out cancellation insurance, which is
inexpensive and can be obtained from any good broker.
Car Parking:
Use of the Car park
is Free, however we only have enough spaces for 1 car per room. Please note that
the car park is for CARS only, NO vans, trucks or Trailers. (oversized 4x4 vehicles
may have difficulty parking onsite)
Children & Pets:
Because we want ALL
of our guests to relax and enjoy their stay , we will not accept bookings with
children under the age of 10 years or with pets of any kind.
Check in/out:
Check in times are from 3pm on day of arrival with check out
by 10.30am on day of departure, please note that late departure may be available
subject to a £20 surcharge. Please ask for details upon your arrival.

Breakfast Times:
Breakfast is served
in the dining room between 8:30am and 9:30am only, with a last cooked breakfast
order taken at 9.15.
NON Smoking Policy:
We are an entirely
NON SMOKING establishment and that smoking is NOT PERMITTED anywhere within the
building. Any Guests causing us suspicion of smoking in their rooms will be asked
to leave and the booking will be cancelled with all charges due plus a room cleaning/loss
of revenue charge of £100 (a room that smells of smoke may not be able to
be re-let until the smell is cleared).
If you smoke in the room and we do not identify it until you have checked out,
your card details will be charged with the additional nights charges as detailed
above.
We do not tolerate
any Smokers who continually leave the building at unsociable hours disturbing
other guests in the process, in these circumstances our Nuisance & Disturbance
policy will apply.
Non-availability:
We would only cancel
your booking if your accommodation was unavailable for reasons beyond our control.
We would attempt to offer you alternative accommodation, however if this was not
possible, or unacceptable to you, then we would refund all monies paid by you.
Our liability would not extend beyond this refund.
Damages and Breakages:
Please take care with
our accommodation. You are responsible and liable for any breakages or damages
which you cause to the accommodation or its contents. Please report these as soon
as they occur. We do not normally charge for minor accidental breakages, but we
may charge you for the full cost to repair or make good if the damage or breakage
is significant or caused by misuse.
Liability:
We do not accept any
liability for any damage, loss or injury to any member of your party or any vehicles
or possessions, unless proven to be caused by a negligent act by ourselves or
our employees or contractors whilst acting in the course of employment.
Data:
Any data gathered
during the course of this booking may be held on computer.
Housekeeping:
We would ask guests to kindly treat
our rooms with the respect and tidiness that they would give to there own house,
guests leaving their room in an unfit,unfair or overly untidy state will be charged
an extra housekeeping fee of £25
